What are you doing this weekend?

My wife and I took a drive over to the Aurora Reservoir the other night and were surprised to see lots of folks enjoying the beach.  With all the warm weather we have been experiencing time to  take advantage of the upcoming weekend .  All you need to do is throw in some swimsuits, towels, maybe a picnic, and enjoy the day.   Located just a few miles east of E-470 and Quincy Ave.   
Aurora....the all American City.

Denver Area in a Healthy Housing Market

Denver is moving in the right direction for a healthy housing market.  In fact, Denver was rated number 3 in  a year-over-year basis in January 2012, according to S&P/Case-Shiller Price Indices.
Independent broker Gary Bauer said that the Case-Shiller report “is very positive news. For lack of a better phrase, ‘spring has sprung in the Denver market.”  He said there is a shortage of homes on the market and buyers are buying off the top.
If you are ready to list your property for sale, this is the time.  Inventory is low on existing homes, and interest rates are still low.

February Existing-Home Sales Slip But Up Strongly From a Year Ago
Existing-home sales in the West declined 3.2 percent to an annual pace of 1.22 million in February but are 6.1 percent above February 2011. The median price in the West was $195,300, up 3.1 percent from a year ago, according to the National Association of Realtors®.

Seniors, Young Adults Will Influence Housing

A report released by the Bipartisan Policy Center, “Demographic Challenges and Opportunities for U.S. Housing Markets, that over the next two decades, the aging baby boomer generation will swell the nation’s senior population by 30 million. That demographic shift will likely help increase the supply of housing, since people over age 65 typically release much more housing than they absorb. The Echo Boom generation includes nearly 65 million people born between 1981 and 1995. NAR’s analysis illustrates the potential impact of economic and housing policy on this generation’s demand for homes as they come of age.
“The Northeast and Midwest are most likely to see a large number of older home owners selling their homes to younger home owners as the baby boomers age,” says NAR Chief Economist Lawrence Yun. “This increased supply could mean additional buying opportunities for Echo Boomers. That generation will absorb 75-80 percent of the available inventory of owner-occupied housing by 2020.”

This is news that could potentially provide the consumer with better and more cost effective organic food options. 

Sunflower Farmers Market to merge with Sprouts 

Sprouts and Sunflower stores are similar in size and layout, so combining the companies is a logical move, said Bennett Bertoli, vice president of real estate and legal for Sunflower.
"This gives us tremendous power as one company in terms of pricing and buying power, as well as managerial power," Bertoli said. "It should be a very strong company."

Denver Metro Housing Market Showing Signs of Life


The momentum started January 1, 2012 and the release of pent up demand continued through the month of February, 2012.

The most significant numbers are Sales volume is up for both Residential and condos and days on market or down.  Is this another sign that the Real Estate Market is climbing out of the hole?  I hope so.

With housing inventory lower in some areas, and interest rates starting to inch up, this is great advise if you are looking to sell your home.  
My wife and I took this advise seriously when we sold our home in the mountains.  We priced our home competitively and staged our home by removing personalized items and moving many items to storage to "declutter".  It worked, we sold our home in less then 60 days.
