Waiting for the Denver Metro area market to bottom out?

To Late.  You missed it.  Most areas in Denver that lost value in the last 4 years have recovered some or most of their lost value.  Denver Northeast never lost any significant value as a whole,  Aurora Southeast has the smallest recovery so far, the rest have regained as much as 60 percent of their lost value. There will be pockets here and there where factors such as foreclosures and short sales may still be struggling, but overall the bottom is past.  If you want to wait for something, wait for the next peak to be over and buy when values are no longer increasing.    Interest rates won’t stay below 4% forever and when they start coming back up combined with price increases you will suffer a significant loss of affordability.  The house you waited to buy may then be out of reach. Tips for Showing Your Home During the Hot Weather

100 degree+ temperatures have been the norm recently.  Potential buyers may be more reluctant to go house shopping in the heat. How can you still draw the buyers out?
  • Keep it cool.  Don't scrimp on the air conditioning
  • Watch the smell.  Warm weather can bring out  pet oders, especially litter boxes
  • Tend to the lawn.  If water restrictions are in place, make the front lawn a priority for curb appeal
  •  Pay attention to doors and windows.  With More pollen in the air, pollen tends to stick.  Make sure doors and windows sparkle

Helping the Victims of the Theater Shooting


All of us here in Aurora, Colorado, are still reeling over the tragedy that occurred yesterday. This is such an unimaginable tragedy that is impacting so many people.  I think of the victims and their families, the police officers, the fireman, the medical community and how this horrific event will stay with them for a lifetime.

GivingFirst.org.  is helping Coloradans by finding local organizations that are dedicated to helping victims and families of the July 20 shooting -- and is matching donations to a total of $200,000.

"The tragedy has touched us all," says Marla Williams, the foundation's CEO. "GivingFirst.org provides a quick, secure way to find nonprofits that are assisting the victims and their families affected by this devastating occurrence -- and it allows people to donate to multiple organizations at once."


The aftermath of a tragedy such as this will linger on, and many will need help in various ways.  Please consider a donation to assist the victims and their families, and all associated with this horrific event.

Super weekend with my Grandchildren, Adalynn & Gracie, While my daughter, Kim, volunteered at the Tommyknocker mining events in Idaho Springs, CO. We met her there today and watched a couple of competitions. She is totally committed to her career at the Henderson mine and mill (Freeport-McMoRan) and the opportunity to volunteer at this event and attend others around Colorado is something she always looks forward to. I guess you can tell I am very proud of my daughter and it is always a plus to spoil the grandchildren for the weekend! We love these events and all the local excitement they create.

Denver homes rising to top in U.S.

Two national reports, Clear Capital and Veros Real Estate Solutions,  are forecasting Denver-area houses will be among the fastest-appreciating in the U.S. in the coming months.
My personal experience in the Denver metro market indicates that prices are indeed improving, particularly in the under $300k range.  Inventory is low in the mid-price range and homes are moving quickly.  
According to these reports, Denver is a market to watch.

Agency Plans Home Mortgage Market Makeover


The Consumer Financial Protection Bureau says it’s planning for some major changes to the home mortgage market in the next six months. Its main goal: to improve the fairness and clarity for borrowers applying for home mortgages.
An overhaul of the mortgage market is much needed and I hope the changes clarify the process and create more protection for consumers.

Lack of Inventory Causing a Buying Frenzy?

Last week, the National Association of REALTORS® reported an increase in pending home sales in every region in the country. The number of contracts signed in May for existing homes jumped 13 percent from a year ago, according to NAR.
“Most houses below $250,000 priced realistically are attracting large numbers of offers in a short time, and many exceed the asking price,” says Mike Orr, director of the Center for Real Estate Theory and Practice at the W. P. Carey School of Business

This seems to hold true for the Denver Metro area for homes in the mid-price range.  I recently worked with a buyer, and found that we needed to move quickly when a home in this price range hit the market.
Does this mean the housing crisis is settling down?  Time will tell, but if you are in the market for a home, my advise is not to wait, start the process now.
