2012 is starting off well for the housing market. The Denver Metro Area is showing improvment in sales and here's an important tidbit of information, the number of active listings on the market is down significantly from last year. This is also supported by a report from the NAHB that new housing starts are slightly higher over last year. This all goes back to supply and demand. With interest rates low and the supply of housing decreasing, this is a good time to buy. Does this mean it is becoming a seller's market again? Only time will tell.

We have expanded our Real Estate services to include Summit County (Keystone, Dillon, Silverthorne, Frisco, and Breckenridge) and the Denver Metro area, so for us it is a win-win.

The big headline these days in the Denver real estate market is the massive drop in inventory (homes for sale) over the past couple of years.

It is all about supply and demand. Supply = the inventory of homes on the market. Demand = the number of buyers looking for homes. Currently, supply is at a 12 year low. In 1999 when supply hit its lowest point in a decade, prices began rising simply because supply couldn’t keep up with demand. Prices rose for about 8 years until inventory reached over 27,000 properties in 2007. At that point in the housing cycle supply surpassed demand, causing prices to begin to fall. Simple economics.

Compare the 1999-2007 housing cycle to today’s environment. We currently have a 12 year low in inventory – just as we had in 1999. As in 1999, there is simply not enough inventory to keep up with demand. When I work with buyers we have to look long and hard to find quality properties. This is very different from a few years ago when supply was high. Sellers are starting to understand that the tables have turned (in the under $300k market) and are holding firm on prices and bargaining harder on concessions and inspection items. The market has changed and we have to be quick to adapt.

The imbalance between supply and demand has already affected the market. In the past 12 months the price of homes under $85k has risen a massive 19%. Homes between $85k and $135k are up 10%. Homes from $135k - $210k are up 6%. It’s only when you get to prices above $300k that prices are still dropping (down 13% for homes priced above $460k).

The key to buying or selling a property successfully is to understand what the market is telling us. Right now it’s telling us that there are not enough homes on the market in the under $300k segment and the market (i.e. sellers) is responding rationally to this change. Over the past several years it has been my pleasure to havehelped several members of my family with their real estate needs. My son and his family have bought two andsold one home with my assistance. Theyare sophisticated enough to have found their second home without me, but stillneeded Dad to complete the transactions. My daughter has owned three homes, all purchased with my help. Even though she was using her corporate relocationprivileges I am glad she chose me to be the one to help. Our niece has bought and sold two homes withmy help. In each case, besides thequality real estate service all my clients and customers receive, as family,they also received “special” closing cost assistance. I was glad to help.

A few weeks ago, one of my nephews called to say he hadfound a home and wanted to buy it. He had already been prequalified for theloan. Some good advice resulted in an inspection that disclosed some costly defects that the seller refused torepair. The nephew also went to thecounty offices and discovered some potential governmental and tax problems thatcould have resulted from some work that had been done on the house without properbuilding permits. I gave him theappropriate advice and when the seller absolutely refused to make things right,he correctly walked away from the deal. He iscommitted to continuing to save his money and find a home without issues. I am also proud to have gotten a similar callfrom his brother, another nephew, a couple of years earlier and that purchase workedout. We had a family reunion dinner inthat home not to long ago. He and hiswife are now the proud parents of two daughters, who, of course, are adorable.

We have long time dear friends with three sons. I am glad I was able to have helped our friendsand each of their sons in five real estate transactions. We are close enough that the relationship isvery much like family.

I enjoy receiving calls with questions about realestate. One I received recently wasplaced on behalf of a friend who had experienced some personal tragedies andneeded some direction on how to go about dealing with his mortgage holder inlight of the resultant financial difficulties. I was glad to assist and hope that I can provide future assistance ifneeded.

Mortgage Rates Sink to Record Lows Again

With rates this low, this could be your opportunity to jump into Real Estate.

30-year fixed-rate mortgages: averaged 3.94 percent — a new record low — with an average 0.8 point, dropping from last week’s 3.99 percent average. A year ago, 30-year rates averaged 4.83 percent.
15-year fixed-rate mortgages: averaged 3.21 percent — also a new record low — with an average 0.8 points, a drop from last week’s 3.27 percent average. Last year at this time, 15-year rates averaged 4.17 percent.
5-year adjustable-rate mortgages: averaged 2.86 percent this week, with an average 0.6 point, dropping from last week’s 2.93 percent average. Last year at this time, 5-year ARMs averaged 3.77 percent.
1-year ARMs: averaged 2.81 percent with an average 0.6 point, inching up slightly from last week’s 2.80 percent average. Last year at this time, 1-year ARMs averaged 3.35 percent.

I began skiing in the mid-70's in Summit County, Colorado. My favorite ski area was Copper Mountain. I recall thinking snowboarding was a temporary fad. Boy was I wrong! In fact, one Christmas in the mid-80's, my son and a friend of his got a wooden Burton board. They may have been the only snowboarders on the hill back then. He still has the early Burton Board, but remained true to skiing.

In retrospect, I wish I had learned the sport when I had the chance. Many a time, I have watched boarders "shredding" down the mountain from my lift chair and was just a little envious. I read an interesting statistic that 80% of new riders to winter sports choose snowboarding.

Snowboarding continues to grow in popularity among all ability levels and all ages.

My wife and I just made this transition 4 months ago and it is definitely a work in progress. We love the fact that our new place is smaller and more efficient for us, but getting rid of our "things" has been the most challenging. The economic outlook for Metro Denver seems to be improving. The Metro Denver EDC’s Chief Economist Patty Silverstein stated,

"While Metro Denver’s reputation for economic performance suffered somewhat during the recession, it continues to rank as one of the metros with the best prospects for growth and recovery."

After 36 years living in the small town of Dillon Colorado. I have relocated to the Denver area. Wow, there are some significant differences, most for the better. Mountain living was great, but now I really enjoy having the many opportunities presented nearby. A great day was had earlier last summer when I met some old friends for a Rockies game. The excitement of my first ride on the light rail made it that much better. I have to admit that I did feel a little like a “country bumpkin” but it was clearly a “passage”. Monthly dinners with long time dear friends at different restaurants, all close to our respective homes, warm weather, late evening walks in shorts and a tee shirt harken back to younger days in non-mountainous climes. Not having to bring a parka to watch the fireworks on the fourth of July is certainly a treat. Traffic, congestion, and aircraft noises all serve to balance the equation.

My profession, real estate, will continue in both locations. Resort properties including Keystone real estate have been the backbone of my practice and now will be supplemented by bread and butter transactions in the city. No change in the way clients and customers are treated but some
adjustment to the different motivations is in order.

The markets differ somewhat in their direction. Denver appears to have turned the corner. Foreclosures are down, sales are up. Not back to the boom days yet, but better than the past 3 years. Since mountain properties have historically followed the Denver market by 6 or so months, hopes for a recovery in the coming year are high. Leaving a strong boutique company in the mountains to one that serves both areas is also a positive step.

“People wanted long, straight skis,” said Rick Ascher of Pup's Glide Shop on Ski Hill Road in Breck. “207s seemed to be the norm, and rear-entry boots were coming out. I thought they were great. I loved the way you could get in and out of them with just one buckle, and they skied fine, I thought.”

We should have just said no to "day glo, but we always remembered our bota bag. It was a fabulous time and I was lucky to be part of it and yes, I too had rear entry ski boots.

Winter Recreation at Breckenridge is different these days, but in many ways, it is still the same.
